A Minor Land Division is the division of a tract of land into, in general, five or fewer new tracts. A boundary survey must be conducted of the entire parent parcel and creation of new tracts will be created per client request. In creating the new tracts, care must be taken to conform to all zoning regulations such as setback distance of buildings, septic systems and wells from existing and new parcel lines. For this reason we generally need to locate existing improvements on the parent parcel as part of the survey. Minor Land Divisions are generally subject to review by the governing jurisdiction and involve an application process and additional County fees. These procedures and fee vary among jurisdictions.
